NO. 89-2?98; PROVIDING FOR AN AMENDMENT TO
SECTIONS 8:1, 14, 32:1, and 34:? (2)(b) [AND ANY

CITY'S OFFICIAL ZONING MAP BY CHANGING THE
DESIGNATION "TF" TO "2F"; CUMULATIVHNBSS

AND EFFECTIVE DATE.
~IEREAS, Ordinance No. 89-2798, known as the City of PIainview
Zoning Ordinance, sets forth the zoning regulations, zoning districts and
corresponding map for the City of Plainview in accordance with state law; and
WH]IRFu~S, from lime to time it is advisable to review the Zoning
Ordinance and update such; and
WHEREAS, there currently exists a need to correct a discrepancy in the
Zoning Ordinance which conflicts with the City's official zoning map by
changing the designation "TF" to "2F"; and
WHEREAS, it was determined by the City Council that it would, be in
the best public interest to amend the zoning ordinance in the manner
hereinafter set forth in the body of this Ordinance;
NOW, THEREFORE, BE IT ORDAINED, by the City Council of the City
of Plainview, Texas that:
SECTION I
8:1. Schedule of Uses Established
The following symbols are applicable to interpretation of the SCHEDULE OF
USES:

14:7 SPECIAL REGULATIONS FOR DUPLEX DEVELOPMENT
2. Platting in Pairs
a. Lots in the "2F" District may be platted in pairs such that a
duplex may be placed on each pair of lots. The subdivision plat sba]]
designate the pairs of lots and which lot lines are to be outside lot
lines of each pair. There shall be only one (1) dwelling 1Init per lot
and no dwelling unit sba11 cross a lot line. No single family dwelling
may be constructed on one (1) of the designated pair of lots.
b. Where lots in the "2F" District are not platted in pairs, the lots
may be further resubdivided into two (2) separate lots (but no such
further resubdivision shall be permitted) by metes and bounds survey
p~epared by a licensed surveyor of the State of Tex-.~, such
resubdivision to accomplish the division of said lots into two (2)
separate parcels so as to allow the separate use of each portion of the
property as an individu-I dwelling. There sh~ll be only one (1)
dwelling unit per parcel and no single family dwelling m,y be
constructed on one of the resubdivided parcels.
3. Separate Utilities
Ali utilities sba11 be provided separately to each duplex in a "2F" District
such that each unit is individually metered.

34:7 FENCE AND WALT, REGULATIONS
2. Fence and Wall Regulations in Reaidential Districts
b. The ma~dmum height of a fence or wall in a required front yard of
an R-IL, R-i, R-2, 2F of SF-A District shah not exceed thirty-six

(36) inches. Combination of berms and fences shall not exceed forty (40)
inches in height. Fences around outdoor play areas located in the front yard
of day care centers may be a maximum of forty eight (48) inches in height.
SECTION V
All other sections of Zoning Ordinance No. 89-2798 not specifi~lly mentioned
herein, but which contain the "TF" designation shall be amended to read
"2F".
SECTION VI
Provisions of this ordinance are cumulative and nothing herein shall prevent,
alter, or diminish the applicability or enforcement of other ordinauces
restricting, regulating or governing the subject matter herein.
SECTION VI
All ordinances or portions of any ordinance of the City of Plainview, Texas in
conflict herewith, are hereby amended to conform with the provisions hereof.
SECTION VII
Should any section, subsection, or any portion hereof be deemed invalid for
any reason, such holding shall not render or invalidate any other section,
sub-section, sentence, provision, clause, phrase, or word severable therefrom
and the same shah be deemed severable for this purpose.
SECTION VIH
This ordinance sbal! be of full force and effect upon its passage and
publication as required by law.
