BOARD OF ADJUSTMENT
MINUTES
BOARD MEMBERS PRESENT: Ray Jameson, John C. Bickel, Jennifer Wright, Fred Willis

OTHER GUEST PRESENT: Ignacio Soto
First item on the agenda, approval of September 2000 minutes. Fred Willis made motion to approval as read and
John C. Bickel seconded. Motion carried 4-0.
Second item on the agenda, Case # 1368, the request of Gerardo Fernandez for a variance of two (2) feet of the
required five (5) foot side setback as stated in Section 34 of the City of Plainview Zoning Ordinance to build a
40X18 addition in a Single Family Residential (R-2) Zoning District, and being Lot 2, Block 2, Gardenville
Addition, Plainview, Hale County, Texas and same being 2513 Rochelle Street. Mr. Castro stated that the
location of this house is on the South nineteen (19) feet of lot 2 and the North thirty-one (31) feet of lot 3 on
Rochelle Street. The house is 3 feet off the side property line. Mr. Fernandez wants to actually add to the house
going back 40 feet and 18 feet across. When he came in we told him that we could issue a permit on the spot
because he met all the other requirements if he came in two (2) feet to keep the required five (5) feet off the
property line. Mr. Fernandez would like to line it up the proposed addition with the rest of the house. The
ordinance states that someone build along an existing wall ora house as long as you don't get closer than five (5)
feet to the property line. There was one response received by mail and one telephonically in support of the
variance. There were none against. Ignacio Soto was representing Mr. Femandez's case. He stated that Mr.
Fernandez was unable to get offwork and that he was there to answer any questions the board might have. Fred
Willis asked if the addition was going to make of the same material the rest of the house. Mr. Soto replied that
they would be using the same material. Fred Willis made motion to approve a variance of two (2) feet of the
required five (5) foot side setback based on responses received and there would not be any detrimental effect on
the neighborhood. Jennifer Wright seconded. Motion carried 4-0.
Third item on the agenda, Case # 1369, the request of Rey Rosas for a variance of twenty-one (21) feet of the
required twenty-five (25) foot front setback as stated in Section 34 ofthe City of Plainview Zoning Ordinance to
build a 20X24 carport in a Single Family Residential (R-2) Zoning District, and being Lot 15, Block 37, Highland
Park Addition, Plainview, Hale County, Texas and same being 1212 Lexington Street. Mr. Castro presented the
case and stated that there were no responses received. There was no one there to represent the case. John Bickel
made motion to approve the request since there is no other reasonable place to put the carport. Jennifer Wright
seconded. Motion carded 4-0.
