HomeMy WebLinkAbout07.27.1987 BA MinutesBOARD OF ADJUSTMENT MEETING MONDAY, JULY 27, 1987, CITY HALL, 7:30 P.M. The meeting was called to order by Chairperson Terry Teague. Other board members present were Carolyn Warrick, Jack Burton, E.K. Hufstedler, John Oathout and Mitch George. Staff present were: Mike McDonough, Director of Municipal Services, and Jim Sewell, Building Inspector. B.A. Case No. 1027 Request of Lupe Rodriguez Jr. for a variance to construct living quarters within the required side yard in a R-2 (Single-Family Residential) Zoning District, being Lot 6, Block 9, Jones and Murphy Subdivision and located at 1600 Fresno. The case was presented by Mr. McDonough. ~Using overhead projection and slides, he indicated the location of the property, how the building was to sit on the lot and slides of the lot at the present time. .Mr. Rodriguez stated, that the lot was to small for the house he had bought to move in. He said that 7.5 ft. of the required ten (10) foot side yard from the south property line was needed to provide adequate room for the building. He also stated that the only other alternative was to remove 7.5 feet from the building. After a short discussion, Mr. Burton made a motion, seconded by Mr. George to grant a variance for that portion of the building requiring it to within 2.5' of the south side property line. Motion carried unanimously. B.A. Case No. 1028 Request of Guillermo Martinez for a special exception to the Zoning Ordinance to permit use of a mobile home for living quarters in a M-1 (Light Manufacturing) Zoning District being the South 132 feet of Lot 6, Block 1, Maupin Addition, and located at 615 E, 8th Street. The case was presented by Mr. McDonough assisted by slides and overhead projection. Mr. McDonough stated that Mr. Martinez had just purchased and wanted to place trailer to provide housing for a family member who needed constant care. He further stated that a trailer house had been located on the property in the past. After a short question and discussion period, Mr. Burton made a motion to grant a variance to park a mobile home on the property for use as living quarters for immediate family members only for a period not to exceed one year. Motion was seconded by Ms. Warrick and carried unanimously. B.A. Case No. 1029 Request of Mary Jane Shanes to erect an open carport within the required front yard in a R-2 (Single-Family Residential) Zoning District, being Lot 7, Block 3, Boynton Subdivision and located at 124 S.E. 8th Street. The case was presented to the Board by Mr. McDonough. Through the use of slides and overhead projection, Mr. McDonough indicated the location of the property and slides of the immediate area. Ms. Shanes stated that she had just purchased the residence and requested the variance to provide protection to her vehicles from the weather. After a short discussion, Mr. George made a motion to grant the variance as requested to within 5.5 feet of the front property line. Motion was seconded by Mr. Oathout and carried unanimously. B.A. Case No. 1030 Request of James Robison for a variance to enlarge an existing commercial building within the required rear yard and to reduce the number of parking spaces required in a C.R.D. (Commercial Retail) Zoning District, being Lots 3 and 4, Block 14, Edgemere Addition Unit No. 4 and located at 2204 Edgemere Drive. The case was presented to the Board by Mr. McDonough. Through the use of slides and overhead projection, Mr. McDonough showed the location of the lot and the immediate area. He stated that Mr. Robison was requesting the variance in order to provide a senior citizen day care center. Mr. Robison presented to the board a set of plans showing the improvements to the building. He stated that the type of business would require less parking and if more parking was required because of a change in the type of business, he did have to the room to provide it. After a short discussion, Mr. George made a motion to grant a variance to construct an addition to the commercial building to within 5 feet of the rear property line and reduce the required parking by 5 spaces to 15. Motion was seconded by Ms. Warrick and carried unanimously. Having no further business, Mr. Burton made a motion, seconded by Mr. Warrick to adjourn.
