Monday, February 26, 1990
7:30 P.M. - City Hall
The Board of Adjustment met in regular session with Chairman Jack
Burton presiding. Other members present were Carolyn Warrick,
Randy Ballinger, Lynn .Davis, Lee Roy Lightfoot, and Betty
Gonzalez.
Staff present was Jim Sewell, Building Inspector.
Visitors present were Mike McDonough, Doug McDonough, John Kerr,
Fred Bechtold, J. D. James, Hebert Setliff, Lewis Senter and Birt
Lane.
B. A. CASE NO. 1089:
Request of Fred Bechtold on behalf of Leonard Finley to construct
an open metal carport in the required front and side yards in a
R-2 (Single-Family Residential) Zoning District on the West 70
feet of Lots 1 & 2, Block 1, Hanna Addition and located at 2203
W. 16th Street.
The case was presented to the Board by Mr. Sewell using audio
visual means to indicate the location of the property and where
the carport would be located.
Mr. Bechtold stated that the carport was for weather protection
of Mr. Finley's vehicle and weather protection to the west
entrance to his residence.
After a short discussion, Mr. Lightfoot made a motion to grant a
variance for an open carport to be constructed to within 2.5 feet
of the front property line and within 2 feet of the west side
property line. The motion was seconded by Ms. Gonzales and
carried unanimously.
B. A. CASE NO. 1090:
A request of Fred Bechtold on behalf of E. G. Miller to construct
an open metal carport in the required front and side yard in a
R-1 (Single-Family Residential) Zoning District on the West 60
feet of Lot 9 and the west 60 feet of the south 45.14 feet of Lot
8, Block 2, Simmons Subdivision and located at 3002 W. 13th
Street.
The case was presented to the Board using audio visual means to
the location of the property and the location of where the
carport will be located on the property.

Mr. Bechtold stated that the carport will need to be constructed
to within one foot of the front property line and one foot of the
west property line to provide adequate protection to Mr. Miller's
vehicle. He further stated that carport would be extended alone
the west side of the residence to provide weather protection up
to the west entrance of the residence.
After a short discussion, Mr. Lightfoot made a motion to grant a
variance for the construction of a metal 12' x 27' open carport
to within one foot of the front property line and to within one
foot of the west side property line. The motion was seconded by
Ms. Gonzales and passed unanimously.
B. A. CASE NO. 1091:
A request of Eleventh Street Church of Christ to construct a
Church Fellowship Hall in the required rear and side yards and to
reduce the number of required parking spaces in a R-1
(Single-Family Residential) Zoning District being Lots 1-3, South
45 feet of Lot 8 and all of Lots 9-10, Block 2, Cowart
Subdivision and located at 1105 Amarillo Street.
The case was presented using audio visual media to indicate the
location of the property, the proposed building site and parking.
Mr. Kerr, presenting the Church, stated that the proposed
Fellowship Hall would meet the setback requirements but the need
for a reduced parking space requirement still existed. Mr. Kerr
stated that with the construction of the Fellowship Hall he could
only get a total of 97 on site parking spaces.
It was stated that the Fellowship Hall would not increase needed
parking due to the fact that the hall would not be in use at the
same time as regular church services.
After some discussion, Mr. Ballinger made a motion to grant a
variance to reduce on site parking to 97. The motion was
seconded by Mr. Lightfoot and carried unanimously.
