SECOND ITEM ON THE AGENDA: Approval of January 2006 minutes. (No February- meeting due to no cases pending). Fred Willis made motion to approve minutes as presented. John Biekel seconded. Motion carried 5-0. THIRD ITEM ON THE AGENDA: BA Case # 1512 The request of Jesus and Lena Casas for a variance of five (5) feet of the required five (5) foot side setback as stated in Section 34 of the City of Plainview Zoning Ordinance to censtmct a t67X20' carport in a Single Family (R-2) Zoning District, and being Block 78, So~.th Half Lot 3 and all of Lot 4, Alexander - Westmoreland Addition, Plainview, Hale County, Texas the same being 809 Fresno Street. Jesus and Lena Casas are present to answer questions of the Board in regards to this case. John Castro showed the Board a site plan of the proposed carport and pictures of the property. The pictures show that the house on the neighboring property acent to the proposed carport is very near the property line with minimal ~ack. There is an existing carport built on the property line which is ~idered legal non-conforming. John Castro said that if this carport is tom ~m, it would not be allowed to be rebuilt. John Castro said there is no way to two vehicles in a sixteen (16) foot carport which is what the applicant is posing. He said he measured various vehicles in the parking lot and most of m measured eight (8) feet f~om mirror to rain:or. He added that according to city's ordinance, a normal parking space is nine (9) feet by twenty (20) feet. told the Board that there is room for a twelve (12) foot wide carport that Board of Adjustments March 23, 2006 Minutes notified. John Castro said Mr. Garcia wants to build a carport within five feet six inches (5'6") from his side property line and needs a variance since he wants to build it within four (4) feet of the front property line. John Castro told the Board that the house sits on a lot that is sixty-five (65) feet wide and two hundred (200) feet deep. John Castro said that there is plenty room on the property to place a carport to the side without having to build in the front or side setbacks and based on that, ~staff would recommend that the front yard is not the most logical place for a casport. Joe Garcia said his property line is not ail that is shown in the fenced area. He said he is in the process of trying to purchase more the property adjacent to his. John Bickel made motion to table the request until the next meeting so a possible more information on the property can be made available and a possible survey obtainedi Max Browning seconded.
