HomeMy WebLinkAbout08.27.07 BA MinutesBOARD OF ADJUSTMENT MINUTES 8/27/07 BOARD MEMBERS PRESENT: Fred Willis, Max Browning, Mark Hardin, Larry Gould STAFF MEMBERS PRESENT: John Castro -Director of Community Services, Katy Seals -Community Services Secretary OTHER GUESTS PRESENT: Hortencia and Jose Cabrera and Paul Sanchez Fred Willis called the meeting to order at 7:00 P.1Vi. FIRST ITEM ON THE AGENDA : SWEAR I:!V MEMBERS: None SECOND ITEM ON THE AGENDA: Approval of June 2007 minutes. (No July Meeting due to no pending cases). Mark Hardin made motion to approve minutes as presented. Larry Gould seconded. Motion carried unanimously. THIRD ITEM ON THE AGENDA: BA Case ~ 1538 The request of Jose A. Cabrera for a variance of thirty (30) feet of the required thirty (30) foot front setback as stated in Section 34 of the City of Plainview Zoning Ordinance to construct a 16'X27' carport in a Single Family (R-1) Zoning District, and being Block 78, Lots 14, College Hill Addition, Plainview, Hale County, Texas the same being 404 Yonkers Street. Jose &Hortencia Cabrera are present to answer questions from the Board. John Castro showed the Board pictures of the property and a site plan of how the porch would be constructed. Mr. Cabrera said he would like to add a four (4) foot extension from the porch to the carport for protection from the elements. John Castro said that would not have to come before the Board and it could be included with the building permit. There were three (3) responses received from the neighborhood, all in favor of the variance request. Max Browning made a motion to approve the variance of thirty (30) feet of the required thirty (30) foot setback to construct a 16'X27' carport based on this being the only logical place for a carport and the positive responses from the neighborhood. Larry Gould seconded. Motion carried unanimously. FOURTH ITEM ON THE AGENDA: BA Case # 1539 The request of Paul Sanchez for a variance often (10) feet five (5) inches of the required twenty-five (25) foot front setback as stated in Section 34 of 1:he City of Plainview Zoning Ordinance to construct a seven (7) foot porch in a Single Family (R-2) Zoning District, and being Block 40, W2 of Lots 7-8, Highland Addition, Plainview, Hale County, Texas the same being 1504 W. 12`~ Street. Paul Sanchez is present Board of Adjustment August 27, 2007 Minutes to answer questions from the Boazd. John Cas~zo showed the Board pictures of the property and a site plan of the proposed porch. He said the Boazd had previously approved a variance for a carport. He explained that the house is already in the setback. Larry Gould asked what type materials would be used in the construction of the carport. Paul Sanchez said it would be made of wood and would match the materials on the house. There were 5 (five) responses received from the neighborhood, all in favor of the request:. Larry Gould made a motion to approve the variance based on the positive responses from the neighborhood.
